January 2001 Meeting Minutes
- 7:30 meeting was opened and announced as the first meeting of the year 2001.
- Homeowners were requested to make issues known at monthly meetings.
- The board will send out minutes to these meetings.
Introduction of the Board
- Frank Joseph, President. Michael Chandler, Secretary. Mike Sauce, Treasurer. Lisa Nazer, Arc.Com. Chairperson.
Community Concerns
- Homeowner asked are the lots up front for sale yet.
- The Board Member spoke to Arbor and they said they are for sale & two have been sold with six lots pending.
- Arbor was also asked by the Board Member to place available signs & sold signs on those lots.
- Board Member commented on safety issue with cars parking in the street. Difficulty of snowplows to properly clear the street with cars parked on it.
- Board Member asked if anyone had any ideas on how to deal with this issue.
- Homeowner commented that they knew of a neighborhood that had it in their covenants and felt that the best solution to the issue was to deal with it in an individual basis.
- Board member asked if we could amend our covenants to disallow parking in the streets.
- Board Member felt that the best thing to do would be to let people know in the minutes that this will be handled on an individual basis.
- Board Member announced that a resident would like to build a park bench for the common ground near the pond. Perhaps the A.C. could landscape a mini oasis around it.
- Board Member asked how does the community feel that use of the common ground should be handled. We have vacant areas that can be used but we must make sure that the neighbors near these areas are taken into consideration.
- Board member commented that maintenance must be considered for any additions to the common grounds.
- Board Member commented that we also must consider insurance changes that additions may add.
- Homeowner suggested that we create a procedure for changes to the common ground.
- Board Member asked the community if they felt that people who lived nearest to these areas should be given special consideration pertaining to additions to common grounds.
- Board decided that we do need a procedure for handling these issues.
- Board Member told about signs at the entrances to help inform people about meetings
- Board member said that the A.C. has decided to take on the Landscaping & Beautification role in the community.
- Board Member announced that last year the entrances were paid for by Arbor & that this year the board has set aside funds to pay for this but Arbor may be willing to pay still.
- Board member said that community days are good things such as trash pick up days & etc. but questioned how we would make this know to the residents.
- As a contingency plan the board decided that we should come up with an estimate amount to spend on the three front areas landscape.
- Board member stated that this should be discussed at the next A.C. meeting.
Budget
- Board member stated that in general the books have been closed for 2000 & we did a lot better than expected. Negotiations from last year's contracts helped achieve this. He also stated that we need to start thinking about our long term budget, to make it more exact.
- Also it is very important to pay dues on time. There are some outstanding and these will be approached more aggressively than in the past.
- In addition the budgets will be more accurate each year since we have a history to support them.
- The Board Member mentioned that if our attorney is needed to help with collections that the fees from them will go back into the bank to replace the funds spent up front for the attorney's help.
Signs.
- Then board put up inexpensive signs last year around the pond and at the entrances. (It was all the budget could allow.) However at this time the signs are going to be replaced with new ones. They will be in the same locations as before announcing that there is no soliciting in the community & there should be no swimming etc. in the pond. (For liability purposes.)
- A homeowner brought up the issue of vandalism of signs & proposed park benches in light of the missing sign around the pond.
- The board said that the new signs would be bolted more securely & would be locked in place as well.
Website.
- A board member mentioned that he would like to build a website for the community. It could be an announcement board, have forms for arc. Approvals & etc. The possible cost for this could be $150.00 to $300.00 per year. However it may be possible to find a business to cover the cost as a host. The board member would offer his service free.
- Past Issues.
- Board member mentioned that it is time for all Christmas & fall decorations to come down. This includes colored light bulbs.
- A homeowner announced that he would like to volunteer for the A.C. The board welcomed this because now the entire community is represented in even distribution.
- A board member said that the speed limit in the community needs to be addressed this year due to safety issues.
- A homeowner announced that he felt the board was doing a good job and that he felt that the community appreciates their efforts.
- Closing.
- The board closed the open meeting to address issues of delinquent homeowner's dues. These issues are to be kept private and are not up for community discussion.
