Opened meeting
The architectural chairman will not sit on the board now. It has nothing to do with her abilities. That job is very challenging. It is a job that is open to personal attacks. We are continuing to stand by our first priority " to increase property values". We are eliminating the architectural committee and hiring an outside firm to handle this task. The cost is $50 a month. For that cost we get two drive throughs a month looking for ways to help improve our neighborhood and sighting violations to the Governing Documents. Guideline updates were made and sent out in time to cover cloudy issues before the new company starts. If the violation is found a request is sent to the homeowner. We will also retain an attorney through them who is used to dealing with association type issues. We have signed a contract to get us through the year. Our intention is to continue with them if they show good results. You association fees are not affected.
The issues are dealt with by the firm in the following manor.
A letter of the issue is sent to the homeowner with 15 days to comply.
If the issue is not resolved by the homeowner within the time limit a second letter is sent explaining the steps that will now be taken.

Reviewed Guideline Changes
We will be sending out another issue for you to review. We would like to change the by laws, covenants and guide lines to restrict the boards ability to make changes and requiring home owners to have to have to vote on changes. We would also like to revise the assessment process to eliminate the interest accrual and include only the $50 late fee. Also, a requirement for the treasurer to set aside 15% of the association fees for long-term repairs.
We have created a new committee. It is called the CEC Community Events Committee. If you would like to be a part of it please contact Lisa Nazer (Chairperson) or Frank Joseph (President FFHOA).
Financial
We are over budget on stamps due to the decision to have all information mailed directly to the homeowners.
The community ladder is working well for the repairs of the streetlights and is saving us money. Three lights changed to date at a cost of $300.00 when it could of cost close to that for the first one. That ladder is the community property and available for your use please contact the board to borrow it.

Our next meeting will be in the fall due to summer demands and the planned Block Party. The date for the next meeting will be sent to all with an agenda of topics to be covered.
We will have the fountain installed soon. We waited until the July dues were started to being collected so as in the case of an emergency we didn't run the communities money too close.
Other topics covered
Budget bottom line to date was stated in the meeting and revisited at the end. We are a sound community and the plan we wrote last year is still on track excepting for the stamps and landscaping over runs. We have a balance of over $8,00.00 right now. After pond sprinkler is installed and the remaining planned expenses we will still be in the black for the year with some to carry over into next year. This is all depends on the snowfalls at the years end.
Question of next years planned communications if there wasn't to be the monthly meetings. We cannot say for we don't now know who will be the next Board. If the current Board is asked to serve again we will do all to insure all is keep up on things, as we are this year. Web site, Newsletter, meetings and mailings come to mind right off.
Concerned homeowner on compost bins styles. We included those in the guidelines so as the Management firm will have to make a decision to what size and style remains in harmony with the community.

We are spending $9000 less on the common ground maintenance this year over last year. But we have a couple of items that caused this expense to be higher than expected. For example mowing around the pond which has had washouts and additional mulch for the front landscape. We also paid for the plants at the entrances this year.
Community Garage Sale is still planned for Saturday June 9th. Signs will be posted at Cumberland road.
